6 Tips to Prepare Your Property for a Home Showing

Whether it's a private tour or an open house, you want to ensure that potential buyers walk away with a favorable feeling about your residence – and that requires planning.

It's time to consult with an experienced real estate agent about ways to present your home in the most positive way possible.”

Brill recommends the following tips to get your home in tip-top shape for a showing:

1. Get in de-clutter mode: Remove any unnecessary furniture, accessories, boxes, tchotchkes or other objects that can make your residence appear less than roomy.

2. De-personalize as much as possible: You want buyers to envision themselves and their families and belongings in your space. Remove most family pictures, portraits, trophies and other trinkets that showcase anything uniquely personal.

3. Freshen up colors and styles: A fresh coat of neutral-hued paint in key rooms, halls or on entry areas can work wonders to project a sense of a home well cared for. A few new throws, pillows for the furniture and strategically positioned decorative accessories can help, too.

4. Lighten up: Consider ways to create a positive sensory experience on the day of showing. Be sure your house is well lit throughout; don't overdo scent with potpourri or fragrance spray; aim for a quiet, distraction-free visit by turning off any stereos or devices that could cause unwanted noise.

5. Prepare to make the pets scarce: On the day of the showing, ensure that Fido and Fluffy are sequestered in a safe area or, better yet, arrange for a friend or neighbor to take them temporarily.

6. Make yourself scarce, too: Buyers can feel like they are intruders if you're around during a showing. Make plans to vacate before they arrive.

“Prepping for a showing can take a bit of time and effort, but it's well worth it. Careful, smart preparation can result in a more motivated buyer and a quicker sale,” Brill says.
