Whether you want to ensure a more beneficial tax return, plan the perfect wedding or defend yourself in court, it pays to enlist the aid of an experienced professional. The same is true of buying or selling a home. Smart consumers know they'll have better data, wield greater bargaining power and likely enjoy a faster transaction if they trust in the expertise of a professional real estate broker or agent. But locating the right pro and knowing what criteria to evaluate before choosing an agent is important.

“The broker or agent you hire should be knowledgeable, market-savvy, friendly and forthcoming with information and assistance,” says Kerry Brill, president and chief executive officer of Merit Co. Real Estate in Colorado Springs, Colo., the oldest and largest independent full-service real estate agency in the Pikes Peak region. “You should be able to develop a quick, strong rapport with this person and mesh with his or her personality. Having a good comfort level with and trust in an expert like this is essential.”

Brill recommends choosing a real estate professional who possesses the right qualifications, including:

1. Ample experience: the professional should possess a strong background and preferably years of skilled know-how on the job.

2. Local market intelligence: the professional should be closely familiar with your chosen neighborhood, be well-versed in market trends there and have a strong track record of representing clients in that area. Ideally, this person should also currently have active listings within the area where you're looking to sell or buy.

3. Word-of-mouth worthiness: the professional should be able to provide referrals from several satisfied clients whom he or she represented. You should contact these individuals and ask what their experience was in working with this professional and if they would enlist this person again.

4. A smart strategy: a worthy professional should provide a carefully considered plan for buying or selling your home that caters to your needs and circumstances. Additionally, this expert should be able to answer why they want to help you and why they would be a good representative on your behalf.

5. Good talking and listening skills: this professional should be a good communicator and an attentive listener who is clear, responsive, accessible and friendly.

6. Proper credentials: the professional you select should be licensed in your state and belong to the MLS (Multiple Listing Service). This person can be an agent or broker/broker's associate, as well as a Realtor.

7. Great presentation: “Give preference to someone who makes a good first impression, displays a professional appearance and exudes confidence,” Brill says.
