5 Best Times to Sell Your Home

Knowing when to list your residence for sale for maximum impact requires careful insight and collaboration, says Kerry Brill, president and chief executive officer of Merit Co. Real Estate in Colorado Springs, Colo., the oldest and largest independent full-service real estate agency in the Pikes Peak region.

“Sellers need to work closely with their real estate agents on this so that the scheduling of this process is conducive to increased buyer demand, better curb appeal, more convenient showings, and friendlier weather, if possible,” Brill says. “While there may never be a truly ‘perfect' time of year, taking into account a few important factors can help you time your sales effort appropriately.”

Brill recommends following these tips:

1. Don't necessarily prepare to place your home listing in cold storage just because it's  winter. Residences listed in winter have a 9 percentage point greater likelihood of selling, sell one week faster and sell for 1.2 percentage points higher relative to list price than homes listed during any other season, according to a report by Redfin. Many assume that it's unwise to list a home in the winter, but there can be many extra-motivated house hunters during colder months.

2. Spring is a great time to list to take advantage of the beauty of Mother Nature around your property; but if you've decided to delay until springtime, you can still begin prepping your home now. Use winter weeks to give your rooms a fresh coat of paint, declutter and make needed repairs.

3. What season plays to your property's greatest strengths? Consider your property's geography and outdoor amenities: for example, if you own a swimming pool, it's likely wiser to wait to list your home until the pool is open in the warmer months.

4. If you have a large home amenable to families or if you live in a desirable school district, you may want to target the summertime. Families often prefer to move in the summer when their kids are on break so they can settle in well before the start of the next school year.

5. Try listing your home for sale on a Thursday, so that it will be available without wait for weekend showings and within two days of a Saturday, which is typically the busiest day of the week for real estate.
